What drives the price in Shoalhaven
- From $25,000 for a plunge or compact fibreglass pool installed.
- Full-size fibreglass $45,000–$85,000 · concrete $65,000–$110,000.
- Excavation is the biggest local variable — soil and slope, not the shell.
- Most quotes exclude fencing, paving and landscaping. Get that in writing.
- Approval runs 3–10 weeks before anything is dug.
Local requirements
Certification and council rules in Shoalhaven
The Shoalhaven has a very high proportion of holiday and short-term let properties, and leasing triggers the NSW certificate requirement just as selling does — a valid certificate must be given to the tenant. Owners who treat a holiday house as a private property rather than a leased one are frequently non-compliant without realising. The coastal salt environment also shortens gate hardware life well inside the three-year certificate cycle.
