- Excavation is the biggest local variable — soil and slope, not the shell.
- Most quotes exclude fencing, paving and landscaping. Get that in writing.
- Approval runs 3–10 weeks before anything is dug.

Certification and council rules in Northern Beaches
Salt air on the Northern Beaches is a compliance issue, not just a maintenance one. Gate latches and self-closing hinges corrode measurably faster within a few streets of the coast, and a worn self-closer is the most common single reason a barrier fails re-inspection anywhere in NSW. Owners here who certify on the full three-year cycle frequently find the gate hardware has failed well inside that window. Checking that the gate closes and latches from any position, every few months, is worth more here than almost anywhere else in the state.
