Compare quotes from pool builders who work in Port Macquarie, and see what actually drives the price on blocks around here.

Port Macquarie sits on the mid-north coast estuary country where acid sulfate soils are common, and Part 7 of the Port Macquarie-Hastings Local Environmental Plan 2011 requires development consent for works on land mapped Class 1 to 5 on the acid sulfate soil planning maps. Because a pool means excavation and often dewatering, the class your block carries is the first thing to check — it decides whether the pool is a straightforward complying development or a consent application with an environmental assessment attached. Standard NSW rules still apply: certificate of compliance valid three years, council inspection capped at $150 and $100 for any re-inspection.
| Requirement | NSW |
|---|---|
| Certificate valid for | 3 years |
| Inspected by | Council or a registered private certifier |
| Trigger | Sale and lease |
| Lodge with council | No separate lodgement step |
Since 29 April 2016 a contract for sale must carry a certificate of registration plus a certificate of compliance. A certificate of non-compliance can be attached instead, giving the buyer 90 days from settlement to rectify. Full NSW guide →
