Certification and council rules in Albury
Albury sits on the Murray and AlburyCity maps flood planning areas across much of the city, with minimum floor levels set to Australian Height Datum. Land inside a flood planning area generally needs council consent, which can take a pool out of the complying development pathway that covers most NSW backyards and into a full development application — so the flood mapping is the first thing to check, before design. Albury also has genuinely cold winters by NSW standards, which shortens the usable season and makes heating a larger share of running cost than on the coast. NSW certificates of compliance are valid three years.
