Certification and council rules in Fraser Coast
The Fraser Coast has a high proportion of holiday and short-term let properties around Hervey Bay, which matters because Queensland ties the certificate to the transaction. Leasing triggers it and it recurs with each new tenancy, so a holiday property let through a season is certifying far more often than a permanent home. Coastal salt around Hervey Bay also shortens the life of gate latches and self-closing hinges, and that wear commonly develops inside a single two-year certificate period rather than at its end.
