How much does a pool cost in Mandurah?

What a pool costs in Mandurah in 2026: why the only published prices are Perth figures, what the City of Mandurah charges in 2026/27 for the permit and the barrier inspections, worked on a $60,000 pool, and when a Mandurah dig can trigger an acid sulfate soil investigation under the State's 100 cubic metre and dewatering rule.

No Mandurah pool price is published: the nearest is a national cost guide's Perth page, at $50,000–$85,000 for fibreglass and $55,000–$110,000 for concrete. What you pay the City of Mandurah on a $60,000 pool in 2026/27 comes to about $428: a $121 permit, $82.20 State levy and a $225 first barrier inspection, then $56 a year.

The short answer

  • No measured Mandurah price exists. A national lead-generation cost guide's Perth page gives $50,000–$85,000 for fibreglass, $55,000–$110,000 for concrete and $45,000–$62,000 for a plunge pool. It has no Mandurah page.
  • The City of Mandurah's 2026/27 fees on a $60,000 pool: $121 certified permit, $82.20 building services levy and $225 for the first barrier inspection, $428.20 in all, before the private certifier's fee.
  • Barrier inspections cost $56 a year on the rates notice, $224 per four-year inspection cycle, and the charge comes off once the City confirms a pool has been removed or decommissioned.
  • The 100 cubic metre line: the State's acid sulfate soil fact sheet says an investigation and management plan may be required for excavation of more than 100m³, or for any dewatering at all.
  • Canal lots cost more to engineer. One pool engineer's Mandurah page lists $1,200–$1,800 plus GST for a canal-estate concrete pool against $900–$1,200 plus GST for a standard site (vendor-published).

Pool prices in Mandurah: what is actually published

No one publishes a measured Mandurah pool price. Western Australia does not regulate pool prices, and we found no survey that reports a Mandurah figure. What exists, read on 10 October 2026:

  • A national lead-generation cost guide's Perth page, last verified October 2026, gives $50,000–$85,000 for a fibreglass inground pool fully installed, typical $65,000; $55,000–$110,000 for concrete in its text and $65,000–$110,000 in its own summary card; and $45,000–$62,000 for a plunge or compact fibreglass pool. Its Mandurah address returns a ‘page not found’.
  • One structural engineer's Mandurah page lists its fee for engineering a concrete pool at $900–$1,200 plus GST on a standard site and $1,200–$1,800 plus GST on a canal estate, which it attributes to a high water table and salt exposure. That is one firm's price, not a market rate.

Installers who cover Mandurah mostly travel down from the Perth corridor, so a Perth price is the right starting budget and the wrong final number. What a pool costs in Perth covers the limestone allowance that also applies in Mandurah's northern suburbs, and what a plunge pool costs in Perth covers the smaller end.

The quotable version: a ‘Mandurah pool price’ is a Perth price until a builder has seen your block, because the costs that differ in Mandurah are under the ground and in the City's fee schedule. Pool builders serving Mandurah lists who covers the area.

City of Mandurah fees on a $60,000 pool, worked

The City of Mandurah's adopted 2026/27 fees and charges (effective 1 July 2026) carry the State's building permit formula and the City's own barrier inspection charges. Worked on a pool contract of $60,000:

RoutePermitLevyFirst barrier inspectionTotal to the City
Certified application (a private building surveyor certifies the design)0.19% = $114, so the $121 minimum$82.20$225$428.20 + the surveyor's fee
Uncertified application (the City checks the design)0.32% = $192$82.20$225$499.20
City's own certificate, then certified permit$300 certificate + $121 permit$82.20$225$728.20

The fees are the small part of the decision. Under the Building Act 2011, a permit authority has 10 business days for a certified application and 25 for an uncertified one. On these numbers the uncertified route costs $71 more than the certified permit alone and saves the surveyor's fee, but it is slower by up to 15 business days. Most builders lodge a certified application and include the surveyor's fee in the quote, so ask which route the quote assumes.

After the build, the person named as builder must give the City a notice of completion within 7 days, and the City must inspect the barrier within 30 days. From then on the City inspects at least once every four years and spreads the cost across the rates: $56 a year, or $224 a cycle. The quotable version: on a $60,000 pool, the City of Mandurah's own charges are about $428 up front and $56 a year after that. The barrier rules themselves are on pool barrier rules in Western Australia.

Will my pool dig in Mandurah hit groundwater or acid sulfate soil?

This is the Mandurah-specific cost question, and the State sets the threshold. The Department of Water and Environmental Regulation's fact sheet on managing urban development in acid sulfate soil areas (October 2024) says an acid sulfate soil investigation and management plan may be required if a development includes any dewatering or drainage works, or the excavation of more than 100 cubic metres of soil. Acid sulfate soils form where long-term waterlogged conditions occur, the State says, such as estuaries, wetlands and shallow groundwater in deep sands, and disturbing them can damage footings and underground infrastructure. Mandurah is built around the Peel-Harvey estuary and its canals.

The size of the hole decides the first trigger. Illustrative dig sizes, with working room around the pool:

PoolIllustrative holeVolumeOver 100m³?
Plunge pool, about 4 × 2.5m4.5 × 3.0 × 1.8m24.3m³No
Small pool, about 7 × 3.5m7.5 × 4.0 × 1.9m57.0m³No
Family pool, about 9 × 4.5m9.5 × 5.0 × 2.0m95.0m³No, but close
Large pool, about 10 × 5m10.5 × 5.5 × 2.1m121.3m³Yes
Pool and spa, about 12 × 5.5m12.5 × 6.0 × 2.2m165.0m³Yes

The dry-hole rule: the 100 cubic metre line only protects a dig that stays dry. If the excavator has to pump groundwater, the dewatering trigger applies whatever the size of the hole. One Mandurah pool engineer's page puts the water table on canal estates at typically 0.5–1.5m below the pool deck, which is shallower than most pool floors; treat that as a vendor's description, and check your lot on the State's acid sulfate soil risk map before you sign. What an investigation costs is not published, so ask each builder whether the quote allows for it, and whether dewatering is included, a provisional sum or excluded. Acid sulfate soils and pool excavation in NSW covers the different, depth-based NSW rule, and what over-dig is explains why the hole is bigger than the pool.

Inspections and removal: the costs after the pool is built

The City of Mandurah's pool page sets out the rest of the life of a pool. A barrier found non-compliant must be fixed and re-inspected within 60 days, and the City lists a $1,000 fine. Portable, above-ground and inflatable pools that can hold more than 30cm of water need a building permit and a barrier too.

If you take a pool out, the City offers two methods. Full removal means taking the shell out and backfilling, with a compaction certificate for a below-ground pool. Decommissioning means cutting at least two 500mm × 500mm squares in the base at the deep end, removing that material, and disconnecting the filtration and ladders. Either way, write to the City with the address and, where possible, before and after photos; once it confirms, the pool comes off the four-yearly inspection schedule and the $56 charge comes off future rates notices. A demolition permit is $121 in 2026/27. Prices are on pool removal costs in Perth.

The quotable version: in Mandurah, the pool inspection charge on your rates stops only when the City confirms in writing that the pool is gone. When you are ready to price your own block, compare pool quotes that state the permit route, the dewatering assumption and the barrier in the same way.

Common questions

How much does a pool cost in Mandurah?
No Mandurah price is published. A national cost guide's Perth page gives $50,000–$85,000 for fibreglass, $55,000–$110,000 for concrete and $45,000–$62,000 for a plunge pool, and it has no Mandurah page. Treat those as a starting budget and get quotes on your block.
What does the City of Mandurah charge for a pool?
Its adopted 2026/27 fees and charges list a certified building permit at 0.19% of value with a $121 minimum, $225 for a new pool's first barrier inspection and $56 a year for ongoing inspections. The State's building services levy is $82.20 on a $60,000 pool.
How often does the City of Mandurah inspect pool fences?
At least once every four years after the first inspection. The City spreads the cost over the rates: $56 a year in 2026/27, or $224 per cycle. The first inspection happens within 30 days of the builder's notice of completion.
Do I need an acid sulfate soil plan for a pool in Mandurah?
Possibly. The State's fact sheet says an investigation and management plan may be required for any dewatering, or for excavation of more than 100 cubic metres. An illustrative hole for a 7 × 3.5m pool is about 57m³, under the line, but a dig that needs groundwater pumped out meets the dewatering trigger whatever its size.
How do I stop paying the pool inspection fee in Mandurah?
Remove or decommission the pool, then write to the City with the address and before and after photos. Decommissioning means cutting at least two 500mm × 500mm squares in the deep-end floor. Once confirmed, the fee comes off future rates notices.
