How much does a pool cost in Cairns?
Cairns has no independently measured pool price. What exists is vendor-published, and some of it is a regional template with the city name swapped in. What Cairns does have that is specific and checkable: Cairns Regional Council's 2026/27 approval fees, a wet season the Bureau of Meteorology has measured for 83 years that decides when excavation should happen, and a cyclone wind classification that reaches the pool fence. This page separates the verified local facts from the advertised prices.
Published figures for a Cairns inground pool start at about $40,000 and reach roughly $65,000 with tiling, fencing and landscaping; a national guide puts fibreglass at $45,000–$85,000 installed. All are vendor-published, not measured. Cairns Regional Council's own 2026/27 charge is small: $170 to lodge your certifier's building approval.
The short answer
- Cairns price: from $40,000, about $65,000 with extras. Published by a national quote-comparison site, which prints the same two figures for Bundaberg and Townsville. Treat it as regional, not local.
- National fibreglass range: $45,000–$85,000 installed, $25,000–$45,000 for a plunge or compact fibreglass pool, per a national cost guide updated September 2026.
- Council fee: $170. Cairns Regional Council charges $170 to receive your private certifier's approval. It does not provide building certification itself, so the certifier's fee is the bigger number.
- Wet season: 62% of the rain falls January to March. BoM's Cairns Aero station averages 1,264mm over those three months, of 2,025mm a year. February averages 437.5mm and 16.1 rain days.
- Cairns is in Wind Region C (cyclonic), per the Queensland tropical cyclone preparedness guide. The guide's checklist asks that the pool fence be securely attached to the ground or wall.

What does a fibreglass pool cost in Cairns?
The honest answer first: no one publishes a measured Cairns pool price. There is no regulated rate for pool construction in Queensland, and we found no independent survey that breaks prices down to Cairns. Every figure below comes from a business that sells pools or pool leads.
A documented finding, checked on 28 September 2026. One national quote-comparison site publishes city pages with a headline price for each Queensland city. For Cairns, Bundaberg and Townsville the wording is identical: an inground pool ‘typically starts at $40,000’ and is ‘closer to $65,000’ once tiling, fencing and basic landscaping are included. For Brisbane, Mackay and Toowoomba the same sentence reads $45,000 and $70,000. No method is disclosed. Two price tiers across six cities, in the same words, reads as a regional template rather than six local measurements.
The quotable version: a city name on a price is not evidence that the price was measured in that city.
The more useful published numbers are national, from a cost guide last updated in September 2026: $45,000–$85,000 for an installed fibreglass inground pool, $25,000–$45,000 for a plunge or compact fibreglass pool, and $65,000–$110,000 for concrete. What a fibreglass pool costs in Australia explains what moves a shell price, and concrete vs fibreglass covers the choice itself.
A worked example you can redo with your own numbers. Take the national guide's typical fibreglass figure of $65,000. Add a glass fence: 20 metres at the guide's $350–$600 a metre is $7,000–$12,000. Add council's $170 lodgement fee. That is $72,170–$77,170 before the certifier's fee, paving or landscaping. Swap in your own fence length and the quotes you actually receive.
What does Cairns Regional Council charge for a pool?
Less than most people expect, because council does not approve the pool. Cairns Regional Council's 2026/27 Development Assessment fee schedule states that council ‘does not provide a building certification service’. Your building approval comes from a private building certifier, whose fee is set by the certifier and is not published by council.
The pool-relevant lines in council's 2026/27 schedule:
- $170 – lodgement fee, charged for receiving the private certifier's application, decision notice and later documents. It applies to all building classes.
- $565 – concurrence agency assessment of alternative solutions against the planning scheme or the Queensland Development Code. You pay this only if your design needs it, for example a pool closer to a boundary than the code allows.
- $58 – building records search, per premises. Useful when you buy a house with an existing pool.
- $400 – swimming pool compliance inspection, including the state government certificate cost.
In Cairns, council's share of a straightforward pool approval is a $170 lodgement fee; the certifier's fee is the larger number, and you have to ask for it.
We read the schedule through the Internet Archive's copy captured on 4 September 2026, because council's website blocks automated requests. The statewide sequence is in the QBCC's ‘build a pool’ guidance, and how approval differs between states is on do you need council approval for a pool. For the contract rules that sit alongside approval, see Queensland Level 2 pool contracts and the Queensland home warranty scheme on a pool.
Does the Cairns wet season change the price or the timing?
It changes the timing, and timing becomes cost when an excavation sits open in the rain. The Bureau of Meteorology's Cairns Aero station (031011, records 1942–2026) gives these long-term means:
- Annual: 2,025.5mm over 119.6 rain days of 1mm or more.
- January to March: 1,264.4mm, about 62% of the year's rain.
- February: 437.5mm over 16.1 rain days. August: 26.5mm over 4.9 rain days.
In Cairns, February rain is the long-term average, not an unusual event, so a February dig should already have it in the programme.
The QBCC's guidance on building a pool says your contract should include provisions for unforeseen events, naming ‘finding rock during excavation or wet weather’. Ask each builder how many rain days the programme allows for, and get the answer in writing. The method is worked through month by month in the Mackay pool construction timeline, and what delays a pool build explains how one wet week pushes back every trade after it.
Cyclones and high water tables in Cairns: what we could verify
Cyclones: verified. The Queensland tropical cyclone preparedness guide (June 2021) places Cairns in Wind Region C (Cyclonic), where buildings should be designed to resist a Category 4 cyclone, with gusts of about 250km/h. Its inspection checklist includes: ‘The pool fence is securely attached to the ground and/or wall.’ It also lists damage to pools from falling trees and wind-borne debris. We found no published figure for how much, if anything, cyclone rating adds to a pool price, so we do not quote one. Ask your fencing quote to confirm the barrier is rated for your site. See what a pool fence costs.
High water table: not verified as a Cairns-wide fact. It is often said of coastal Cairns, and we could not find a government source that maps groundwater depth for householders. We will not tell you your block has a high water table. The QBCC says your certifier will tell you if you need an engineer's structural report for a difficult site. A soil test before the price is fixed is what actually answers the question.
Whether your Cairns block has a high water table depends on the block, not the city, and only a site investigation tells you.
If it is high, the risk is a light, empty shell lifting, as explained in why a pool lifts out of the ground. See whether you need a soil test. To line up quotes on the same assumptions, pool builders in Cairns lists local builders, and you can compare pool quotes from builders covering the region.
