How much does a plunge pool cost in Brisbane?

A plunge pool in Brisbane is usually going onto a narrow or small lot, and Queensland's siting rules treat pools differently from houses: the setback is measured from the water's edge, narrow lots get smaller boundary clearances, and a pool can sit inside the clearance if a solid wall of the right height is built. This page sets out the published Brisbane plunge pool prices, those Queensland Development Code siting rules, and the QBCC insurance premium, deposit cap and Council fees worked for plunge-sized contracts.

Brisbane plunge pools are published at $23,000–$41,000 by a Brisbane cost guide and $25,000–$55,000 installed by a Brisbane plunge pool installer. The Queensland extras are small but fixed: a QBCC home warranty premium of $471.75 on a $40,000 contract, a 5% deposit cap on contracts over $20,000, and Council's $78.80 lodgement fee.

The short answer

  • Published Brisbane plunge pool prices are vendor figures and they disagree. A cost guide gives $23,000–$41,000 for a plunge or compact fibreglass pool; a Brisbane plunge pool installer gives $25,000–$55,000 installed, and $50,000–$120,000 for custom concrete.
  • Queensland measures a pool's setback from the water's edge. Under the Queensland Development Code the default side and rear clearance is 1.5m, falling to 0.75m on a lot with a frontage of 10.5m or less.
  • A pool can sit inside the boundary clearance if a solid wall or fence at least 1.8m high, built to stop water reaching the neighbour, stands between the pool and the boundary with its top at least 1.0m above the coping.
  • The QBCC premium is set by a published table: $400.40 on a $30,000 pool, $471.75 on $40,000 and $578.75 on $55,000, and the deposit is capped at 5% on contracts over $20,000.
  • Brisbane City Council's role is mostly fees: $78.80 to lodge a private certifier's documents online in 2026–27, or $2,325.75 if Council itself assesses and inspects the pool.

How close to the fence can a plunge pool go in Brisbane?

Closer than most people expect, and it depends on the width of your lot. Queensland's siting rules for houses and their pools are in the Queensland Development Code: MP 1.1 for lots under 450m² and MP 1.2 for lots of 450m² and over. Three parts of those codes decide where a plunge pool can go.

  • What is measured. For a swimming pool, the setback is the shortest horizontal distance from the water's edge to the boundary.
  • The default clearance. For a part of a building or structure 4.5m high or less, the side and rear boundary clearance is 1.5m.
  • Narrow lots. On a rectangular or near-rectangular lot with a frontage of 15m or less, Table A2 reduces the clearance with the frontage.

Over 15m1.5m
14.501–15.000m1.425m

11.001–11.500m0.900m
10.501–11.000m0.825m
10.5m or less0.750m

The wall option. Acceptable solution A2(e) lets a swimming pool sit inside those clearances where a solid wall or fence, built to prevent water entry onto adjoining lots, at least 1.8m high above finished ground, stands between the pool and the boundary, and its top is at least 1.0m above the top of the pool coping.

A worked example. A plunge pool with its coping 300mm above ground on a 10m-frontage lot: the default water setback is 0.75m. To go closer, the wall must be at least 1.8m above ground and at least 1.3m above ground to clear the coping by 1.0m; 1.8m governs. Raise the coping to 900mm for a semi-inground pool and the wall must reach 1.9m, so the coping height, not the 1.8m, sets the wall.

The quotable version: in Queensland a plunge pool's setback is measured from the water, shrinks on narrow lots to 0.75 metres, and can go to nothing behind a solid wall that stands a metre above the coping. That is our reading of the code. We read MP 1.2 (publication date 11 March 2010) and MP 1.1 (publication date 16 November 2007) through Internet Archive copies because the Queensland housing site blocked automated access. Brisbane City Council says your certifier can seek alternative provisions, such as a boundary setback, through a referral agency response, so ask the certifier to confirm what applies to your lot. Because the setback is measured from the water, the over-dig and the footings of that wall still need room.

The Queensland fixed costs on a plunge-sized contract, worked

These are the costs you can calculate before anyone quotes. They come from the QBCC's premium table for swimming pools, which it states includes GST and has been effective since 1 July 2020, the QBCC's deposit rules, and Brisbane City Council's 2026–27 schedule of fees and charges.

Council as certifier, insteadAssessment and final inspection$2,325.75$2,325.75$2,325.75

The QBCC table says any amount over each $1,000 step moves you to the next premium, so a $40,001 contract pays the $41,000 premium of $478.85. The QBCC states that a deposit of up to 20% is allowed only where substantial off-site work is more than 50% of the contract price.

The quotable version: on a $40,000 Brisbane plunge pool, the QBCC premium and Council's lodgement fee come to $550.55 and the deposit is capped at $2,000, and none of them is where two quotes differ. Where they do differ is the certifier's fee, the crane and whether the fence is included. See the Queensland Home Warranty Scheme on a pool, pool deposit limits and progress payments and why a fibreglass builder can ask for 20%.

What Brisbane plunge pool prices are actually published

Every price here is published by a business that sells pools or pool leads. Queensland does not regulate pool prices, and we found no independent survey of what a Brisbane plunge pool costs.

  • A Brisbane cost guide (a lead-generation site, last verified September 2026) gives $23,000–$41,000 for a plunge or compact fibreglass pool.
  • A Brisbane plunge pool installer (published July 2026) gives $25,000–$55,000 on average: $25,000–$50,000 for a small precast concrete plunge pool, which it says includes the shell, crane, basic excavation, filtration and coping; $28,000–$55,000 for round or square precast; $30,000–$85,000 for fibreglass; and $50,000–$120,000 for custom concrete.

The installer's fibreglass range runs to $85,000, about double the cost guide's top figure, which tells you how far ‘plunge pool’ stretches. The quotable version: a Brisbane plunge pool quote is only comparable once it states the internal size, whether the crane and coping are in, and who pays for the fence.

We are not restating the city-wide material here. Clay soils, slopes, tight access and Urban Utilities' backwash rules are in what a pool costs in Brisbane, and the national figures in plunge pool designs and cost. A plunge pool on reactive clay needs the soil test as much as a large one; see whether you need a soil test.

Approval, the fence and the register for a Brisbane plunge pool

Brisbane City Council states that you need building approval for the swimming pool and the pool fence, and that you get it from a licensed building certifier. The size of the pool does not change that, and nor does it change the barrier: a plunge pool needs the same compliant fence, gate and non-climbable zones as any other. If you are using the A2(e) wall to bring the pool closer to the boundary, that wall can also be part of the barrier design, so ask the certifier to assess the two together rather than as separate jobs.

Registration and the pool safety certificate needed to sell or lease are covered in the Queensland pool safety certificate and whether a boundary fence can be the barrier.

The quotable version: in Brisbane a plunge pool is approved, fenced and registered exactly like a full-size pool; only the shell is smaller. Common questions

How much is a plunge pool in Brisbane?
A Brisbane cost guide publishes $23,000 to $41,000 for a plunge or compact fibreglass pool, and a Brisbane plunge pool installer gives $25,000 to $55,000 installed on average, with custom concrete plunge pools at $50,000 to $120,000. These are vendor figures with no regulated rate behind them, and they disagree.
How close to the boundary can a pool be in Queensland?
Under the Queensland Development Code the setback is measured from the water's edge. The default side and rear clearance is 1.5m, reducing on lots with a frontage of 15m or less to as little as 0.75m at 10.5m or less. A pool can go inside the clearance behind a solid wall at least 1.8m high whose top is at least 1.0m above the coping.
What is the QBCC insurance premium on a plunge pool?
The QBCC premium table for swimming pools gives $400.40 for work up to $30,000, $471.75 up to $40,000 and $578.75 up to $55,000, including GST. Any amount over each $1,000 step moves the contract to the next premium, and the builder collects it from you through the contract.
How much deposit can a Brisbane pool builder take?
The QBCC caps the deposit at 5% of the contract price for work over $20,000, and at 10% for work of $3,301 to $19,999. On a $40,000 plunge pool that is $2,000. A deposit of up to 20% is allowed only where substantial off-site work, such as a prefabricated shell, is more than half the contract price.
Do I need council approval for a plunge pool in Brisbane?
You need building approval for the pool and the fence, but it comes from a licensed private building certifier, not from Council. Brisbane City Council charges $78.80 to lodge the certifier's documents online in 2026-27, or $2,325.75 if you choose Council to assess and inspect the pool itself.
