How much does a concrete pool cost in Mackay?
Nobody publishes a Mackay concrete pool price, so this page separates what can be verified from what cannot. The national installed range, the Queensland approval sequence, and every pool-related fee in Mackay Regional Council's own 2026–27 schedule, quoted with the fee name.
A concrete pool in Mackay costs $65,000 to $110,000 installed, the national range — no Mackay-specific price is published. Mackay Regional Council's 2026–27 schedule adds $508 for the swimming pool backwash plumbing application and $80 to lodge a private certifier's building approval electronically.
The short answer
- $65,000–$110,000 installed is the national concrete range, or about $1,800–$2,300 per square metre of shell. We could not verify a Mackay-specific price at any source and will not invent one.
- $508 — Mackay Regional Council's fee to install a swimming pool backwash connection, one application, from its adopted 2026–27 schedule. This is a plumbing approval, separate from the building approval.
- $80 electronic, $110 by email to lodge a private certifier's building approval with council, plus $55 to amend a decision. In Queensland a private building certifier issues the approval and council records it.
- Your pool cannot be filled above 300mm until the certifier has inspected the barrier and issued a Form 17 final inspection certificate. That certificate is what puts your pool on the QBCC register.
- $786 if the work is assessable against the planning scheme, and $800 if council has to assess design and siting as a referral agency — the two fees that separate a straightforward Mackay pool from a slow one.
| Fee as council names it | Amount | When it applies |
|---|---|---|
| Install swimming pool backwash (1 application) | $508.00 | Plumbing approval to connect the pool's backwash to the sewer. Applies to essentially every inground pool on sewer |
| Building work lodgement — Class 1–10, electronic (online) | $80.00 | Council's records fee when a private certifier lodges your pool's building approval |
| Building work lodgement — Class 1–10, manual by email | $110.00 | The same step lodged by email instead. A $30 penalty for paperwork |
| Class 1–10 amendment to decision | $55.00 | If the approval is amended after it is issued |
| Building work assessable against the planning scheme | $786.00 | Where the pool needs planning-scheme assessment as well as building approval — overlays, setbacks, character areas |
| Design and siting / amenity and aesthetics — application | $800.00 | Council acting as referral agency on siting. Amendment or extension is $400.00 |
| Copy of Final Certificate Form 21 or building plan, per structure | $120.00 | Buying or selling, and needing proof the pool was approved |
| Notifiable works inspection (Form 4), and each re-inspection | $331.00 | Plumbing inspection where notifiable work is involved |
| Straightforward pool, council fees only | ≈ $588 | Backwash $508 + electronic lodgement $80. Under 1% of the pool price, and almost never in the headline quote |
What we could verify, and what we could not
This page exists because "concrete pool cost Mackay" is a question with no published answer. Every figure below is either read at the source cited or explicitly marked as national.
Verified: Mackay Regional Council's adopted Schedule of Fees and Charges 2026–2027, every amount in the table above, quoted using council's own fee names. The Queensland approval sequence, at the QBCC and Business Queensland. The national installed price range, at a national cost guide dated September 2026.
Not verified, and therefore not published: a Mackay concrete pool price. No cost guide breaks Queensland below the level of Brisbane, the Gold Coast and "regional QLD", and a regional figure that lumps Mackay with Toowoomba is not a Mackay figure. A Queensland guide puts most Queensland pools between $45,000 and $90,000 across all types, which brackets the national concrete range without confirming it locally.
Also not published: a freight or travel loading for regional North Queensland. It is regularly asserted and we could not find it quantified anywhere. If a builder quotes you one, ask for it as a line item with a basis, not as a percentage on the total.

The approval sequence in Mackay, in order
Queensland does this differently from New South Wales and Victoria, and the difference costs people weeks when they assume otherwise. Council does not issue your pool's building approval. A private building certifier does, and council's role is to record it and to charge for the parts it does control.
- A private building certifier issues the building approval. Every swimming pool and spa in Queensland requires one before construction or installation begins.
- The certifier lodges it with Mackay Regional Council — $80 electronically, $110 by email.
- The plumbing side is council's. The backwash connection is a separate application at $508, and notifiable works carry a $331 inspection.
- The barrier is inspected before the pool is filled. The pool must not be filled to a depth of 300mm or more until the certifier has inspected the barrier and issued a Form 17 final inspection certificate.
- The certifier tells the QBCC. The certifier who issues the Form 17 or Form 11 must provide the details to the QBCC, which enters them on the state pool register. The register itself is free.
In Queensland the pool register entry is created by your certifier, not by you — but if the Form 17 never gets lodged, the pool is unregistered and that surfaces at sale.

Which Mackay pools cost more than the $588 base
Two fees in council's schedule mark the fork between a straightforward Mackay pool and an expensive one, and both are assessment fees rather than construction costs — which means they also cost you time.
$786 — building work assessable against the planning scheme. This applies where the pool is not simply building work but has to be assessed against Mackay's planning scheme as well. Overlays, boundary setbacks and character provisions are the usual triggers.
$800 — design and siting, amenity and aesthetics, with council as referral agency. This is the fee for council assessing where the pool sits on the block rather than how it is built. An amendment or extension of that application is a further $400.
If your quote has an allowance for "council fees" of a few hundred dollars and your site triggers either of these, the allowance is wrong by roughly the same amount again. Ask the certifier before you sign which pathway your block is on. Do you need council approval for a pool covers what pushes a pool out of the fast pathway in each state.
What the shell price leaves out, in Mackay as everywhere
The $65,000–$110,000 range is the pool. It is not the project. Using the same national September 2026 guide: excavation and site access $8,000–$35,000, paving and coping $8,000–$45,000, retaining on a sloped site $5,000–$45,000, glass fencing $350–$600 a metre and aluminium $80–$150 a metre, heating $3,000–$14,000.
Two of those matter more in a regional city than in a capital. Access, because larger blocks often have better access and the crane allowance falls — a rare case where the regional site is the cheaper one. And spoil removal, because the cost is a function of cart-out distance to a tip that accepts it, which is a local variable your builder knows and a national cost guide does not.
One more Mackay-specific line worth asking about: council's schedule provides for bulk water for filling swimming pools to be supplied via a metered standpipe installed by Mackay Water. If your builder is filling from the house supply instead, that is your water bill, not theirs.
